Our Process

Pre-Design
Our process begins with a quick phone call or email to learn more about your design needs and determine how we can best support your project. During this conversation, we’ll schedule your initial consultation and answer any preliminary questions you may have.
If your project is a remodel, we’ll also arrange a site visit to take detailed, to-scale measurements of your existing space. These measurements are essential to ensure accuracy as we begin developing your new design.

Initial Consultation
We begin with a conversation—whether in person, by phone, or online. We’ll discuss your goals, ideas, style preferences, timeline, and overall vision. Whether you’re starting from scratch or modifying an existing plan, we will gather the information needed to fully understand your project.
We encourage you to come to this meeting with any design requirements, ideas, pictures and sketches—anything that helps us understand what your envisioning. If you’re not sure where to begin, no problem—we have hundreds of stocked floor plans from years of experience available for you to review and customize.

Proposal & Agreement
You’ll receive a tailored proposal that includes a clear outline of the scope, design fees, payment schedule, timeline, contract details, and retainer deposit. Once everything is approved, we’ll move forward with your project.

Preliminary Floor Plan Design
Once we understand your goals and preferences, we begin creating your custom floor plan—or modifying one of our existing layouts to suit your needs. Using advanced drafting software and 3D modeling tools, we develop a clear and accurate layout that brings your ideas into focus.
You’ll first receive a preliminary floor plan, which provides a detailed view of your home’s layout and functionality. This initial draft includes:
- Room locations and dimensions
- Exterior doors and window placements
- Closet and storage space
- Hallway and staircase circulation
- Kitchen and bathroom layout (including cabinetry and fixtures)
- Overall living square footage

Exterior Elevations & Electrical Plan
With your floor plan approved, we shift focus to the home’s exterior and functional layout. We’ll design the exterior elevation to reflect your preferred architectural style—featuring rooflines, windows, materials, and other defining elements that shape your home’s visual identity. At the same time, we create a detailed electrical layout, showing the location of lights, outlets, and switches to ensure convenience, safety, and flow throughout the space.

Final Construction Documents
Once approved, we’ll prepare your complete set of construction-ready blueprints—including the floor plan, exterior elevations, electrical layout, and a roof plan.
Upon request, we can also provide:
- Lot-specific site plans
- Cabinet elevations
- Additional interior elevations
- Foundation plans
- Building sections
- 3D models to help you visualize your home before construction begins
- 3-D Walk-Through – a virtual tour of the interior and exterior of you model
The complete set of plans will include all details necessary for permitting and construction, ensuring a seamless transition from design to build.
